  • The city wants to make sure the property will be rehabbed for the deed to be conveyed. The city gives a period of time for certain repairs to be done. You can avoid this by selling with a quit claim deed.

  • House in foreclosure, borrower doesn’t want it, bank doesn’t want it, house may be run down. Bank simply stalls the foreclosure.
  • How do you establish ARV? After repair value. To establish - look at sold comps, find them free at zillow.com
  • What is our rate of success in all the offers made?
  • Example: 150 per day offers, maybe set 1-4 deals per week or HUD, MLS - 1-3 per day get 1 per week.
  • What do you say, when an attorney tells you, you can’t do something.
